We’ll walk through and report on the “as-is” estimate for your home’s value. Our knowledgeable agents will provide valuable insights based on competitive market data and where your home fits in.
The decision to sell your house “as-is” or to implement the ideas we propose is completely up to you. It’s your home, and you make all final selling decisions. But, if you decide that you want to implement some or all of our recommendations, we can provide a list of approved contractors and vendors. Plus, we can coordinate getting bids and help manage the renovation process to completion.
We provide world-class photography, including drone photography and videography. We understand it only takes seconds to win (or lose) the opportunity to get your property noticed. Therefore we work with the best photographers to capture the details and essence of your home’s greatest features.
We’ll develop and execute a custom marketing strategy to promote your home to the target audience we’ve identified. This may include email campaigns, direct mail, online advertising, and social media, as well as hosting broker and local events to drive traffic to the home.
When we receive an offer on your behalf, we’ll work hand-in-hand to decide the best negotiation strategy. Our managing broker wrote a best-selling book on real estate negotiation. So, this is our opportunity to ensure that we get you the best price and terms on the sale of your house. We’ll provide you an estimated list of all costs, so you’ll know exactly how much you can expect to walk away with after the sale is complete.
We’ll provide a list of potential renovation upgrades and design or staging ideas to increase the value of your home. We’ll also provide an analysis of how the resale value of your property might change depending on which upgrades you decided to pursue.
Before listing your home for sale, we can assist with decluttering and provide staging and design services (with your furniture or ours). Again, the final decision on what to do is yours. But, our designer will make recommendations and we can execute from beginning to end.
Once your property is ready to be listed, we’ll market it with both the local MLS and on all major Internet listing sites (Zillow, Trulia, etc.). We’ll also market your property to our network of brokers and agents, as well as any buyers who are working with us. With today’s tech-savvy buyers, we also provide marketing via social media to further expand buyer reach.
In addition to coordinating showings, we’ll solicit feedback from all agents and potential buyers who view your property. Then, we’ll make any adjustments necessary based on the feedback received.
Finally, once a contract is signed, we’ll work with the buyer’s agent to coordinate all aspects of the closing process. The buyer will likely have an inspection and appraisal. We’ll manage all steps in the process to smoothly handle any hiccups or issues that may arise during this final phase of the sale.
Communication is of the utmost importance to us. So, we’ll keep you updated on the progress of your sale every step of the way. While we’ll work tirelessly to get you a quick sale, and you’ll receive a weekly update on progress, we’re also available whenever you want or need us.

Here’s our unique process when helping you purchase a home:
If you have a lender selected, we can help you through the process of determining your budget and getting your pre-approval letter. If you don’t have a lender in mind, we’ll be happy to schedule a discussion with one of our mortgage/lending partners. Together we’ll answer any questions you have about the process, determine your budget, and get you pre-approved.
Once we understand what you’re looking for and your budget, we’ll work with you to narrow down a search area for your home search and the available properties in that area.
Once you decide on a property you love, we’ll use our market knowledge to expertly negotiate on your behalf and get you the best deal possible on the contract. This goes beyond getting the best price and includes other terms such as timing, inclusions, and allowances.
After we verify the house is in the condition the sellers promised, we’ll coordinate the loan and closing process. You can rest easy knowing that we’ll get the deal to the closing table as easily and efficiently as possible.
At the same time, we’ll listen to your wants and needs for your new home. We’ll explain the benefits and drawbacks of various areas (based on your list of wants) and talk through aspects of the buying decision (such as school systems, traffic patterns, and proximity to other locations).
When looking at properties, if you don’t find something that you fall in love with as-is, we can help you think through redesign and renovation options to convert a potential house into your dream home. Our designer can help you with little decisions (like updating paint colors or replacing countertops) to major redesign projects (like moving walls or updating kitchens and baths).
When we’ve agreed to terms and have a contract, we’ll have an inspection period. During this time, we’ll verify the condition of the property and get answers to any other questions that might be outstanding. We’ll help you get an inspection and work with you to interpret the inspection report. Then, we’ll lead the process of getting any necessary repairs (or discounts) based on the results of the inspection. At this point, we can also help you get bids/estimates on renovation or design work you’d like to have completed after the purchase.
But, our Concierge Commitment DOESN’T STOP THERE! As your concierge Realtor, our job is to help you buy your dream home AND help you throughout your entire ownership.
If you have renovations you’d like completed, we can help you select vendors and finalize design decisions. If you have repairs or maintenance issues in the months or even years after purchase, we can help you find trusted vendors.
